Several significant large transactions helped offset the numerous closings of smaller facility. With quite a few speculative construction projects coming on-line late in 2007 and in early 2008, the forecast is positive.

The overall market should remain healthy in the seven to eight percent vacancy range, despite new construction deliveries.

The most noticeable trend in 2007 was the increase of users in the 100,000-square-foot range.

In 2007, infrastructure improvements throughout the region reflected market strength.

The recent completion of the Findlay Connector (Route 576), connecting the Pittsburgh International Airport with State Route 30 and State Route 22, opened over 1,000 acres to industrial developers and users.

Several sites will be pad ready for users ranging between 200,000 and 1,000,000 square feet, creating a new opportunity for the Pittsburgh region.
